Topdot Mortgage Introduces FHA Loans

Topdot Mortgage, one of the fastest growing mid-sized
mortgage lenders in the country has introduced a new
product, the FHA loan, to their abundant mix of products
available.
Topdot Mortgage has added FHA Programs in order to offer
competitive financing options to borrowers who fall short of
"conforming" or "sub-prime" guidelines. Whether it be credit
score or tradelines, FHA loans allow for a true "common
sense" approach to underwriting and will offer much lower
rates than most other programs. This is the opposite of
predatory lending. These loans carry low interest rates on
fixed terms and do not allow for prepayment penalties.

If you are falling behind in your mortgage payments, the
first thing you should do is pick up the phone.
"A lot of times it's just a matter of telling your story to
the bank," said Jonathan Pinard, president of the Empire
State Mortgage Bankers Association of New York. "But a lot
of people avoid making that phone call."
Some people worry the bank will immediately foreclose, while
others think their lender won't notice, experts said. Many
don't want to admit to themselves--or others--that they
can't handle their bills.
In fact, this is the worst thing a distressed homeowner can
do. Not only are you increasing the risk of foreclosure, but
you could wind up owing thousands of dollars in interest,
penalties and legal fees, experts said.
Lenders and counselors can help you deal with your missed
payments and avoid foreclosure if your cash flow problems
are temporary and you can afford to keep carrying the
mortgage. If you can't, you should discuss your options with
the bank and a lawyer.

York

mortgage lenders in the country, is expanding it's New York
presence even further with the opening of a 10,000 s/f
branch at 1211 Stewart Avenue in Bethpage, NY.
The newest Long Island branch marks the firm's sixth in New
York State, and 20th nationwide.

Delgado's slam is grand for LIer
This one's really going to annoy some homeowners with hefty
mortgages.
The Mets listener who won a grand-slam contest worth one
year's mortgage or rent payments lives at home with his
stepmother.
Tim Tripp was watching Tuesday night's game on television,
not listening to the radio, when Carlos Delgado hit a
fifth-inning grand slam. Little did Tripp know at the time,
but that big hit resulted in big bucks for him.
Tripp, 30, of Levittown, won the Topdot Mortgage Grand Slam
Inning contest on WFAN. He learned of his winnings via a
text message from a friend who heard it on WFAN. Because
Tripp lives rent-free, he gets a check for $25,000.
"I told Topdot that I want one of those big Happy Gilmore
checks," Tripp said. "I'll pay some bills, go to Atlantic
City and have some fun."
"It's bittersweet," Topdot vice president Adam Brown said.
"We're happy to have a winner, especially from Long Island.
It's nice to win the game, but not to have to pay out so
much."

That didn’t take long.
About six weeks ago, Jericho-based Topdot Mortgage struck a
promotional agreement with the Mets: If a Met hits a grand
slam in the fifth inning of a game, a lucky fan receives a
year’s worth of mortgage payments – up to $25,000.
That’s exactly what happened Aug. 22, when Carlos Delgado
hit a grand slam in the Mets’ 8-7 win over the Cardinals.
“I was listening to the radio when it happened,” said Adam
Brown, a vice president at Topdot. “When the bases were
loaded, I had a feeling it was going to get ugly.”
The lucky winner, and Delgado’s biggest fan, is Levittown’s
Tim Tripp.

Broker Growing and Hiring - Topdot adding 50 jobs

An East Coast mortgage broker is expanding in the West.
Topdot Mortgage recently announced it will re-establish
Concord, Calif., operations -- where it originally opened in
1999, and expand its Oakland, Calif., office.
Northern California has been identified as a "most
promising" market, the statement said.
The joint moves will result in 20 new mortgage professionals
at the Concord location and 30 additions in Oakland, the
Long Island, N.Y.-based company reported.
Topdot, online at www.Topdot.com, said June year-to-date
volume is up 7 percent from the first half of 2005. For all
of last year, $2.5 billion in originations were reported.
The mortgage broker operates in 38 states through 18 branch
offices, according to the announcement.
In July, Topdot announced it added 65 mortgage specialists
in Boca Raton, Fla.
